Letting Process
1- Our fully trained team needs as much information from you as possible about your property requirements. This will help that to find right Flat/House for you. Please contact us by phone, e-mail or register online.
2 – Once we have all your requirements we will arrange to view the properties fit in your requirements. Once you have decided on a property. We will require you provide us with your referee details in order for us to obtain references, which have to be approved by the Landlord.
You will need the following reference details for renting:
- Copies of last 3 months bank/building society’s statements.
- Copies of last 3 months work pay slips.
- Copy of Passport or Driving License
- Employer’s Reference
- Accountant’s Reference.
- Solicitor’s Reference
- Current Landlord’s Reference.
Deposits, fees and rental payments
- We take 4 – 6 week’s worth of rent as deposit along with your first month’s rental payment. Your deposit is safeguarded by an independent rental deposit scheme called The Deposit Protection Scheme. You will be asked to pay a Holding Deposit of £300 as soon you offer has been accepted by the landlord in order to take property off the market. The Holding deposit will form part of the Deposit (4 – 6 weeks deposit).
- You will charge an administration free for preparing the tenancy agreement and a Reference Check fee. You will also be responsible for the check out fee if applicable.
- You will be responsible for the payment of Council Tax, Television License, Water Rates, Telephone Charges, Electricity and Gas.
